5 A. Who Are the Players? 1. Newton Development Inc. Newton Development, Inc. (NDI), a private corporation founded in 1986, is the sole owner of Rosedale Golf and Country Club, which includes the golf course, restaurant, bar, clubhouse, tennis courts, bocce court, fitness center, and swimming pool. The President is Robert Hunt, and Vice President and General Manager is Pat Hogan. NDI is the principal developer of the remaining land parcels within the greater Rosedale community, including parcels in The Links where outside developers have purchased construction rights (i.e. WCI, Ashton Woods, and John Cannon). Currently NDI employs approximately 60 people. NDI has produced the document Rules and Regulations of Rosedale Golf and Country Club. 2. Rosedale Master Homeowners’ Association (RMHA) RMHA is a non-profit corporation set up as the governing association for single family homes and communities not organized into associations and all common areas. Common areas include streets, sidewalks, entryways, gatehouses, mailboxes, signs, signposts, street lighting, cable TV, and water and sewer lines. The RMHA is responsible for the landscaping of common areas, maintaining roads, utilities and sidewalks, maintenance of buildings and structures located in common areas, entrance security, posting of stop signs, street signs, and speed limits. The RMHA is legally defined by three primary documents filed with the State of Florida:  Master Articles of Incorporation  Master By-Laws  Covenants, Conditions and Restrictions (CC&R’s) All Rosedale homeowners must abide by the CC&R’s, and are required to pay an annual fee to the RMHA to fund its activities.
