Ontario winters can be hard on buildings. Heavy snowfall can place significant strain on barns, sheds, equipment storage buildings, and other outbuildings. When snow load exceeds what a roof structure can support, collapse can occur. Last year, farms and rural properties across the province were hit hard by heavy snowfall

What many people don’ t realize is that coverage for weight of snow and collapse depends on the type of insurance policy in place. Not every policy automatically includes it, so it’ s important to review your coverage to understand how your buildings are protected.
NAMED PERILS VS. BROAD OR COMPREHENSIVE COVERAGE
Insurance policies differ in what they cover.
Named Perils policies provide protection for only the specific risks listed in the policy wording— such as fire, lightning, or windstorm. Weight of snow, ice, or collapse is not typically included unless it is specifically added.
Broad Form or Comprehensive policies offer more extensive coverage, generally protecting against all causes of loss unless they are specifically excluded. These forms often include weight of snow or collapse coverage for eligible buildings.
However, eligibility varies based on:
• building age
• construction
• maintenance condition
• use and occupancy
• insured value relative to replacement cost
Outbuildings that are older, unheated, or not in regular use may only qualify for Named Perils coverage.
CAN ADDITIONAL COVERAGE BE ADDED?
In some situations, expanded coverage or endorsements may be available. Eligibility is determined by underwriting review and may require:
• photos
• building condition and use details
• confirmation of insured values
• inspection or updated valuation
Fabric or tension-cover structures may have additional requirements.

Because these changes are typically made at policy renewal, it’ s helpful to discuss coverage options before winter to understand what may be available.

MAINTENANCE STILL PLAYS A ROLE
Insurance is designed for sudden and accidental events. Regular upkeep— such as repairing roof damage and managing heavy snow accumulation when safe to do so— helps reduce risk and supports the insurability of the structure.
