ROOM FOR MORE
Thoughtful planning and richly layered details give this condo a sense of luxury that extends beyond its square footage.
A smaller home asks more of every design decision. Furniture needs to fit comfortably, storage must work hard, and finishes should bring character without overwhelming the rooms. In this condo transformation by 215 Design Co., those considerations became the foundation for a home that feels welcoming, polished and practical.
Function came first. The team considered furniture scale, placement and how each area connected to the next, choosing pieces that would support everyday living. Custom millwork incorporates storage into the design, giving hardworking spaces the same attention as the main living areas.
The kitchen sets the tone with warm neutral cabinetry, softly veined surfaces and brass-toned accents. Fluted detailing on the island and range hood adds texture, while upholstered stools soften the clean lines. A refined palette allows these details to stand out without competing for attention.
In the living area, a pale sectional and rounded coffee table are layered with a patterned rug, artwork and warm accent cushions. The bedroom introduces a bolder pattern through wallpaper, balanced by an upholstered headboard and soft textiles. Both spaces show how a neutral foundation can accommodate personality.
Practical areas receive equally thoughtful treatment. In the laundry closet, which was once an apartment sized stacked washer and dryer, now brings in several functions together making use in an otherwise compact footprint. In the bathroom, wood-toned millwork surrounds the vanity, combining storage with a substantial counter and warm metallic details. Natural light and layered lighting help the condo feel bright and inviting while highlighting its finishes.
The result offers a useful lesson for smaller homes: start with how the space needs to function, then bring it to life through texture, materials and carefully chosen details.
