STAGING A
spare bedroom
When staging a spare bedroom, I’ve always
lived by the rule that it is best to convert a
room back to its original function. The way
we live and the way we sell are two very
different things. Most buyers need to see
the potential that the room can be and it
is very hard for many buyers to be able to
envision furniture sizing and placement,
especially in a small or irregularly shaped
bedroom. I’ve put together a few tips to
properly stage a spare room when putting
your home on the market.
Stage the bedroom with a queen or
double size bed and create a guest room
oasis that potential buyers can’t wait to have
their friends and family to stay in.
If the room is small, consider staging it as a
cute nursery or adorable kids room if you
are in a family-oriented neighborhood.
If you are in a neighborhood that is catered
towards young professionals, consider
staging the bedroom with a daybed and
desk. Showing a spare bedroom as a multi-
functional space will appeal to them.
Don’t forget to declutter the closet!
Storage is one of the top wants on a buyers
list and you need to showcase the storage
potential in a bedroom closet.
Always finish off the room with a punch of
personality. Create this with accent pillows
on the bed, cozy bedding, accessories
on nightstands/dressers and art. You
want this room to feel warm, inviting and
