All our loans are done within the boundaries of the state of Texas and are 1st liens only. We typically lend up to 65% of the independently appraised value of a property and will go up to 70% loan to value, on a case-by-case basis. We lend on commercial properties, single-family residential rehabilitations, multi-family residential properties, and some new residential construction properties as well. All loans are interest-only and our average term is 12 months. When we originally launched, we took a deal-by-deal approach which we termed our "fractional model". Using this model, we would originate a loan with a borrower and then partner with individual lenders and place their capital into the loan, distributing their pro-rata share o
