This is a serious business were talking about here Commercial Real Estate = your financial future! You need to use a proven system that works on a continuous basis so you can duplicate your successes. Though I had money using “buy, rent & hold,” I wanted a system that produced profits faster… a system that produced profits easier… a system that I could use at any point in the real estate cycle! I researched dozens of systems. I listened to tapes & CD’s watched DVD’s, I attended seminars and workshops, I read a bunch of books and manuals… I even tried to buy real estate using some of the systems. Finally, my search paid off! It all began when I stumbled upon a distressed owner that advertized Seller Financing! Even though that was over 15 years ago my strategies work even better today… back then I was living paycheck to paycheck in a 450 square foot apartment in the inner city, and knew struggling in life was not where I wanted to be. I tried the conventional ways to invest in Commercial real estate – using that cap rate formula and looking for discounts… it was ridiculous and the truth is, it was like looking for a needle in a haystack, literally! I simply unlocked the vault, I discovered… Segments of the real estate market that is outrageously profitable, yet is almost totally ignored by most real estate investors! Just to give you an example how profitable this market is… I recently saw an estimate that there were over 50,000 Self Storage facilities in the US market alone. In fact these certain types of recession proof properties produce monthly income of $6,000 - $8,000 and even $30,000 and some times even greater per deal. And, when you follow the methodology I have created it’s dramatically less risky than your typical real estate deal. I’d love to tell you what these markets are how to find the deals, prescreen the low hanging fruit and even tap into ready capital to close.
