NOTE FROM THE EDITOR Noland Araracap REI Wealth Monthly Welcome to REI WEALTH Monthly! Welcome to REI Wealth Monthly! This is my first official issue since I partnered up with Noland. I'm very excited about it because it provides us with a way of reaching our readers on a more timely basis. As you know, real estate is a fast-paced industry and we want to be able to provide you with the latest and most accurate information and resources that you need to be successful. Right now I'm in a great position as an investor because I'm looking for a new property. It's such an exciting process! I do enjoy researching areas and rental opportunities. I have purchased millions of dollars worth of real estate over the years, nevertheless each deal is still special to me. I like to take my time and really make sure I want to include a property in our portfolio, even for a short-term. It's important to remember that buying real estate is easy but selling well is the challenge. Sometimes properties don't sell for what we wish they could or they take longer than expected. As a matter of fact, I got a call from one investor today who requested my advice because he was unable to get the price he wanted for his investment property. He purchased it to sell, yet he was worried about continuing to make the $2,000 monthly mortgage. I advised him to rent it out for one year; he'll pay less capital gains tax that way. Real estate has been a great source of profit and pleasure in my life. It's something that I am passionate about and I like to channel that energy into creating publications to educate and inspire others to also take action. Along with privilege of being an investor comes the responsibility of making wise decisions. We urge you to take your time and commit some research to make sure that the deals you are getting into are solid. I've gotten many tearful phone calls from people who end up losing their money to unethical people in the industry who did not deliver what they promised. Noland and I don't want you to be one of them. Please remember that our magazine team is here for you.
