To me, houses are a short term solution to get into apartments Because a starter home in Texas is $100,000 to $150,000 while the same basic house in Seattle is $200,000 to $300,000. Just double the numbers — for the same amount of time and effort, one can make twice as much in Seattle as in Texas.” On the other hand, a similar house would cost anywhere from $400,000 to $600,000 in the San Francisco Bay Area, according to Pantak. Thus finding deals and cash flow for single-family houses in that part of the country is virtually impossible, especially for inexperienced investors. “One thing that people will always need is safe, affordable housing,” Pantak said. “So start by buying what you can — which we call wholesaling. Start in the area you can buy, like the Baltic Avenue, in the Monopoly game. You then take that money and move up to St. Charles Place, and you buy one green house and then another. Eventually you trade in your four green houses for a red hotel, or in our case, an apartment complex. You do not start at Boardwalk, but you can end up there as many people have.” Joining a local Meetup group geared toward real estate entrepreneurs or attending meetings of professional chapters of organizations such as the Real Estate Investors Association (REIA) is an easy and free way to get started.
