2ND PILLAR : BUY PERFORMING NOTES
A performing note is a loan on a property where the borrower is making consistent payments . Performing notes are constantly bought and sold , so lots of traders make transactional income much like realtors make commissions .
Every performing note has the property as collateral , and the property almost always has more value than the money owed ; making them very secure investments . ( Compare that to a stock portfolio . If your stocks take a dive , there ’ s no collateral backing them up so you ’ re left with zilch .)
By owning performing notes , not only do you earn high interest on the loan ; you also get a chunk of your original investment back every month as principle .
Performing notes offer another great strategy to build wealth and scale up your note business . Say you buy a performing note for $ 100K with twenty years of payments coming your way . You can sell the first ten years of the payment stream ( which is what we call a “ partial ”) for roughly the same $ 100K you paid for the entire note , and still have the second ten years of payments coming to you in the future ! It ’ s like buying a pizza with six slices for $ 6 , then selling three slices for $ 2 apiece . You still have half your pizza for free !

A non­performing note is a loan where the homeowner has fallen behind on payments . There ’ s a tsunami of these notes hitting the market right now from banks cleaning up their balance sheets .
Why do so many investors love nonperforming notes ? Because they ’ re sold at deep discounts compared to the money owed on the loan and the value of the property attached .
We teach multiple techniques for loan modifications to help the homeowner get back on track with consistent payments .
