2 . Prices too high at the auctions : We know who the competition is and where they are in control . That also means we know where to go to still find the deals without the “ institutional ” type of competition .
1 . Too many properties paid off before the sale : We have two ways that we deal with this . First , we get our communication to the property owners early and we get a 10 % response . Sometimes that results in our investors buying the properties before the auction . Second , at times we are able to buy the properties
3 . No financing , no selling , no rehab , no title policy , no possession for various periods of time from one to two years , or more : Not the case for our Priority Members !
