The more likely when a
deal comes that involves
some special training aka
knowledge I will have it so
I can get the deal and get
paid!
So when it comes to
knowledge I believe he
who knows more than his
competition has a better
shot at getting more deals!
But where the knowledge is
really crucial is at
understanding what has to
be done to a property and
how much it will cost. This
is where many investors
short change themselves by
not getting that experience.
So years ago when I first started teaching I knew we
had to take the student into the field. Without this
infield experience they would have to learn the hard
way or should I say the expensive way.
There is an old saying when it comes to experience
“you are going to pay one way or the other” with
failure or by paying an expert to show you what not to
do.
So our infield trips soon turned into major bus trips
with my team going in the field with me to help teach
the students the do’s and don’ts of investing, and
rehabbing properties. I would have Mike, Renee, and
other guest join me on these trainings. I have even had
money lenders, property managers come to give input
for the purchase and rehab of the properties on the tour.
So to help those who are out of state listen closely
you will always need a team if you are investing in
different markets. So this year with Realty 411 we will
be conducting an infield training for Dallas/ Fort Worth
Investors along with out of state investors. We will fill
the bus up with every kind of investor who wants to be
involved with real estate weather you are seasoned or
new. Everyone will be able to go out and learn how to
do real estate and use the knowledge back home in your
market or maybe you would like to invest in the DFW
market.
The main thing is on our bus trip all attendees get my
“Repair Estimator” Spreadsheet to use in field to run the
cost of every property we look at. On the bus all
investors/students will be emailed before the training a
copy of the spreadsheet so you can get it on to a tablet or
computer. Then on the tour we will show you how to use
the spreadsheet. Then Renee will show you the properties
we will be looking at and going over information such as
the Comps, rents, etc. Then as we reach each property
Mike will then walk the students around the property’s
showing you what to do and not to do. What is hidden in
plain sight and the things to be on the lookout for.
Throughout the day I will show you some exit strategies
for each property as well as help you to understand what
will work and what will not.
By the end of this training you will have a much
clearer idea of what is a real deal and what is not a deal.
