Data analytics company Lightstone recently published its latest residential property index on how the Covid-19 pandemic and more specifically lockdown have impacted property sales in South Africa . Residential property prices defied Covid-19 conventional wisdom in 2020 , and house price inflation ended close to 3 % at the end of the year , some 2.7 % above Lightstone ’ s forecast made at the beginning of 2020 and 6 % above the highest post Covid-19 prediction .
Lightstone anticipates residential sales will continue to hold their own , and we can still see house price inflation at anything between 2.1 % and 4 %, with a potential upside in the luxury sector . The low-value entry level segment decreased from 10.2 % to 2.5 %. The mid value segment has also added some speed going from 3.6 % to 4.9 %, while the high value segment has remained fairly stable at about 2.5 %.
