With supply low and demand high, medical office buildings are a premium investment for investors. Many first world countries are saddled with an ageing population, longer life-expectancy, and the overall increase in demand for healthcare services. The U.S.A alone is expected to dou- ble its number of 65+ citizens by 2050. These factors are supported by large government healthcare funding and this leads to an increase in demand for medical-based property. Moreover, due to the numbers of seniors requiring health care and the expense and difficulty in relocating, tenants typically sign long-term leases that allow them to remain in one location. “Demographics in certain countries make health-care very attractive as a long-term investment,” according to Pe- ter Ballon, head of CPPIB’s real estate investment in the Americas. “We do think that there’s going to be growing demand for health-care real estate, and we believe that pric- ing is relatively attractive right now for certain health-care assets.” While medical real estate investment is not a short-term investment strategy, the medium and long-term outlook for medical property remains strong, making it an attractive proposition for investors. “There are many factors we look at when evaluating the suitability of a potential site. We look at more than just the broad locational factors that present good prospects for medical real estate. We look at things on a smaller, site spe- cific scale too. Accessibility, parking, exposure, council zon- ing and requirements, location of competitors can all play a part in making sure it’s as sound an investment as possible” says Scott Picken CEO of Wealth Migrate.
