Industry trends
Also under the spotlight at the SAPOA Convention
were global trends in real estate and building the
future of the industry. Certainly one issue that stood
out is sustainability.
Maurice Mdlolo, Managing Director, Liberty
Properties, the main sponsor of the event, commented
that while the industry offers many opportunities for
those who want to make a positive difference, one way
in which industry players can make a measurable and
lasting difference, not only for themselves but also for
future generations, is to engage on sustainability. He
noted that sustainability can be integrated into nearly
every facet of design in commercial developments,
with specif ic focus on ensuring the reduction of
waste and, importantly, lowering the consumption
of natural resources such as energy and water, which
simultaneously lowers operating costs for tenants.
The emphasis on sustainability is highlighted by
the development of a Green Star environmental
rating system, designed specif ically to assist the
property industry to reduce the environmental impact
of buildings. The system is all-encompassing and
includes design, construction and interior fittings,
as well as green leases to maximise the sustainable
elements for tenants.
This emphasis on sustainability was also clearly
ref lected in the SAPOA Innovative Excellence

No. 1 Silo at the V& A Waterfront was not only
the overall winner, but also won the corporate office
development category and the overall Green award.
Developed by the V&A Waterfront, owned in equal
parts by Growthpoint Properties and the Government
Employees Pension Fund represented by the Public
Investment Corporation (SOC) Limited, No. 1 Silo
is the 18,500sqm corporate head office of Allan Gray.
No. 2 Silo at V&A Waterfront triumphed in the
residential developments group, the first residential
development to be assessed using the GBCSA MultiUnit Residential Design rating tool and to receive a
4-star rating. The winner in the retail developments
category was Cradlestone Mall in Krugersdorp,
developed by Sasol Pension Fund. Winning the
commercial office developments category was Alice
Lane Phase One, located at 15 Alice Lane in Sandton,
developed by Abland with a GBCSA Four-Star
Green Star SA design rating. Earning top spot in the
industrial developments category is Grundfos South
Africa in Meadowbrook, Germiston, owned and
developed by Growthpoint Properties. It is the first
integrated industrial and office facility in South Africa
to be awarded a GBCSA 5-Star Green Star SA Office
Design rating.
The New Engineering Building at the University of
Cape Town took top honours in the other developments
category. University of Pretoria Mining Industry Study
Centre scooped the award for refurbishments. The
international development award was handed to The
Oberoi Centre in Dubai. Noswal Hall, Zenprop’s
f irst landmark student accommodation, won the
overall transformation category. Taking the winning
title in the heritage developments category is the
New Military Health Base Depot. There were three
recipients of the overall innovative merit award: the
University of Pretoria Mining Industry Study Centre;
the UTI PHarma in Meadowview Business Estate in
Linbro Park, and Tshedimosetso House, developed
