Investors would do well to exercise a
degree of caution right now. The tur-
bulence which has been the defining
feature of South Africa’s political land-
scape has had a ripple effect in all ar-
eas, and the property industry has not
emerged unscathed. The results are vis-
ible in the prevalence of a buyer’s mar-
ket, even in areas that usually fetch high
prices, like Cape Town. At the same
time, South Africa’s credit downgrade
of 2017 had a long-lasting impact on
money circulating through the system:
with banks required to hold greater
sums in reserve making it more difficult
to obtain credit, and government hav-
ing to pay more to borrow funds, many
businesses have been left with little lee-
way in terms of spending.

being run by RICS, in partnership with
the United Kingdom National Com-
mission for UNESCO and the Associ-
ation of Commonwealth Universities,
to encourage young people around the
world to think about the challenges fac-
ing the world’s cities and to draw upon
their imagination and innovative ideas
to create real, practical solutions that
global cities can implement. Because of the sector’s significant in-
vestment offshore in the past three
years, and other changes since the first
BPR was published, the time is right to
take the next step and issue more robust
guidance for REITs.
The BPR is an evolving document that
is meant to reflect new accounting and
regulatory issues, address issues raised
by asset managers and integrate chang-
es proposed by key industry stakehold-
ers. SA REIT has embarked on a pro-
cess of engagement with a view to revise
this financial reporting guide.
