2. Architectural Guidelines and Aesthetic Restrictions
All house plans in an estate typically require approval from the homeowners’ association( HOA) or a controlling architect before construction begins.
Klopper advises buyers to ask critical questions regarding these guidelines:
• What restrictions exist beyond paint colours, such as roofing styles and materials?
• Are there specific landscaping and building requirements to maintain uniformity?
• What are the limits on height, storey, coverage, and floor area for homes?
• What is the approval process for building plans, and what fees are associated?
• Are additions or alterations permitted later, such as adding a pool or covered patio?
“ These guidelines are designed to protect property values and maintain a cohesive aesthetic,”
Klopper explains. Understanding these restrictions upfront can prevent future frustrations.
