e tend to forget that we are dealing with the property market here , and everything I remember from my university degree is that a market is based on supply and demand . As an investor you need to have a basic understanding of supply and demand . People often jump onto buying property without understanding the foundation of any property market which is the rental market . So if you want to be a successful real estate investor you have to be a rental expert , If you do not become a rental expert you will be a speculator and speculators get burned , very often .

ost people have a different starting point . Most didn ’ t inherit money , nor do they have daddy footing the bill for their investments . In fact , the vast majority of beginner investors I ’ ve worked with have had to build their portfolios while working their day jobs .
Good news is that this is easier than it sounds if you invest strategically by delegating your deal finding to wholesalers . The wholesaler finds a high-quality property for sale , handles the property evaluation and comes to a deal with the seller , looks for motivated buyers ( property investors ) who would like to purchase the property and contracts the home with the seller , then signs the contract over to you , the buyer .
The wholesaler does all of this work . All you do is sign the contract and add another property to your portfolio . Delegating your deal finding can help you close on highquality properties with little to no effort needed on your end except a small assignment fee .

This has to be done with caution from the wholesaler ’ s point of view as if the deal is not correctly , legal implications associated with the agreement between the buyer and the agent also exit clauses required to be included in your offer to purchase .
