Melbourne residents flocked to regional Victoria in the pandemic - fewer restrictions were a key driver but so too were the desire for space , freedom from the confines of work , and of course , great lifestyle . While this level of movement was unprecedented , a significant amount of momentum was already building prior to the pandemic . The most obvious location was Geelong - this part of Victoria saw the biggest jump in population movement once the pandemic began but was already growing very quickly over the previous five years . While Geelong topped the list for population growth , it wasn ’ t the strongest performer in terms of price growth , likely because the population growth coincided with some very high levels of new development .
