HOW TO MINIMISE RISK AND PROTECT YOUR INVESTMENT? These practical steps can help reduce exposure and support a stronger insurance or Tribunal outcome if contamination occurs:
• Test between tenancies to establish a clear baseline
• Keep detailed records of all test results, including dates and areas tested
• Use qualified professionals for testing and remediation. Do-it-yourself kits are not recommended
• Take prompt action if contamination is confirmed above relevant thresholds.
• Work closely with your property manager and insurer to follow the correct process.
HOW TO INTERPRET CONTAMINATION LEVELS?
Different levels of meth contamination require different responses. The table below helps explain what each level means and what actions landlords may need to take in order to stay compliant and protect their property.
CONTAMINATION LEVEL
Below 15 µ g / 100cm ²
MEANING
Interpreted as low-level residue
ACTION
Evidence suggests levels below 15 µ g / 100cm ² are unlikely to require remediation in most situations.
15- 30 µ g / 100cm ² Contaminated
Cleaning is required, although the premises are generally not considered uninhabitable at this level.
Above 30 µ g / 100cm ²
Suspected clandestine lab
Uninhabitable
High-risk situation
The premises are considered uninhabitable at this level and full remediation is required before anyone can live there.
Authorities must be notified and a full assessment and remediation arranged.
