Time is of the Essence! This is a very common term in the real estate industry and it applies to every single part of the transaction whether buying or selling a home. So let’s focus a few ways to set yourself up for success when looking to buy! Getting Pre-Approved Before walking into a home, talk to a lender (or ask your RE/MAX Home and Land agent to refer a couple local lenders if you do not have one) to understand your price range. This takes only a couple of days to get processed and then start viewing homes within that range. So when you see the home you have been waiting for, you are ready to offer! This small task will also give you a competitive advantage when you do place an offer on your dream home. For example, if two offers were made, Offer 1 was pre-approved by a lender and Offer 2 was not, Offer 1 has proof they can get a loan to purchase the home. Offer 1 has an advantage when the sellers review both offers to make their decision. Now, onto the next steps of the home purchase transaction after an agreement between the buyers and sellers has been accepted! Deadlines In the offer, there are many deadlines both the buyer and seller need to meet in order for the home transaction to close successfully, but let’s just cover the top three initial deadlines for the buyer.
