This table shows how the number of transactions for properties priced below RM 300,000 declined from 66.18 % in Q1-2020 to 61.31 % in Q1-2021 ( from 62.5 % to 56.93 % for residential units only ). On the contrary , the volume of transactions priced above RM 300,000 increased and the increase is higher for residential properties . Is this an inversion in trend that makes the rhetoric about lack of affordable houses meaningless ? Yes and no . For quite some time there has been a growing number of unsold properties in the socalled affordable segment , while not enough attention in the analysis is reserved to transactions in the secondary market . On the other hand , however , stay-at-home orders have hit harder the poor , which are experiencing rising unemployment , underemployment and further poverty .
