Answer: Penang (tourism and education), Ipoh (aged care services), KL and Greater KL a good mix of properties, Malacca (tourism- related but there is a saturated market there), Iskandar Malaysia (residential landed below RM600k and industrial), Kuantan (tourism and industrial driven), Kuching and Kota Kinabalu (Affordable below RM300k, tourism-related, light logistic, warehousing and education). Answer: Definitely not. In general, there is a misconception on supply and demand as too many people share a negative perception that Malaysia is over-flooded with properties. This is indeed untrue! “Total number of existing, under construction and planned residential properties in Malaysia as at 31st, December 2017 was 6,623,743 units. As mentioned, this number includes all the existing properties plus the ones under construction and planned to be constructed soon. In other words, the 6 million-plus above, will only be available for use by the year 2022. By then the total population of Malaysia will easily reach 34 million people or 7.9 million households. This last number compared to the total number of residential units leaves ample space for optimism in terms of supply/demand paradigm, isn’t it?” – excerpt from an article written by Gambero for a University publication. Spotlight Question 2: Is there an economic slowdown expected to hit globally? Answer: From a global point of view, we have to be aware of several ‘timebombs’ around us. Trade war US-China, Brexit in Europe, Japan gigantic public debt and so on are all factors that will affect the future trend of the global economy.
