The relevant standards are :
• SANS10254 – The installation , maintenance , replacement , and repair of fixed electric storage heating systems .
• SANS 10252 – Water supply and drainage for buildings - Part 1 Water supply installations for buildings
• SANS 1352- The installation , maintenance , replacement , and repair of domestic air source water heat pump systems
• SANS 151 Fixed electric storage water heaters
• Portions of SANS 10252 above that were ignored :
• 6.6.1.1 The type of safety devices installed shall be compatible with the associated type of water heater , and such devices shall have corresponding pressure ratings
• 8.5.1.3 All pipework connected to , and all protective valves associated with , water heaters shall be connected by means of flush unions or similar connectors ( such as caps and linings ), to facilitate the replacement of such fittings . If compressions fittings are used for this connection , sufficient provision shall be made for the pipework to be sprung , it shall not be between rigid fixed points . It shall not be required to cut the pipe to affect repair of removal or replacement of the component . Portions of SANS 10254 above that were ignored :
• 4.1.1.1 All components used in an assembly shall be of an approved type and shall be matched in terms of the pressure rating of the system .
• 4.1.1.4 On completion of the installation , a certificate of compliance from the professional body for plumbers registered in terms of the relevant national legislation , shall be issued to the owner of the installation or to the body requiring such a certificate .
• 5.7 Vacuum Control Valves . In closed systems and in valve-operated vented systems , vacuum control valves shall be installed on both hot and cold water pipes to and from the heater to ensure that both lines and the water heater are vented and that siphonage is prevented . When installed at a horizontal distance of more than 700 mm from the outlet of a water heater , the vacuum control valve may be teed direct into the hot water supply line unless the manufacturer ’ s installation instructions or the local authority bylaws require the vacuum breakers to be mounted on 300mm risers .
Figure 7 : Geyser had a 600kPa instead of a 400kPa , which is the pressure rating of the geyser .
Figure 8 : It will be impossible to maintain or replace the third geyser because of its positioning
Finally , in all cases a PIRB Certificate of Compliance must be furnished .
Figure 9 : The horizontal pipe of the anti-siphon loop is lower than the top of the geyser .
Figure 6 : T & P valves were found where no discharge pipes were fitted at all .
