Deloitte is consolidating its offices in Waterfall City, the CBD
of Waterfall. The development was awarded in a heavily
contested tender process, with more than 15 submissions.
The almost 43 000m² new Deloitte building, was developed
in a 50/50 joint venture between Attacq and Atterbury.
Waterfall City is South Africa’s largest urban concept
development, designed to provide everything expected
of a world-class modern city, with all the conveniences
of a leading-quality urban environment. Sound urbanism
principles, as well as environmental sustainability is
a priority in the planning and implementation of this
integrated lifestyle city.
Heat pumps were selected primarily because of the space limitations – as there is not
enough roof space for solar panels.

Fast facts:
• LEED Silver rated building.
• It will achieve levels of energy performance beyond
the minimum standard to reduce environmental
and economic impacts.
• At least 20% of building materials will contain
post- and/or pre-consumer recycled content.
• An integrated transport plan will connect the
building to public transport systems, provides
cyclist facilities and preferential parking for ‘green’
vehicles.
• Enhanced ventilation, views and use of lowemitting
materials ensures occupant wellbeing.
• It will have indigenous landscaping with efficient
irrigation supplied by 100% harvested rain/sub-soil
drainage water.
• 75% of construction waste will be reused/recycled.
• Primary GLA is 42 500m² and has been designed
to initially house 3 000 Deloitte employees and can
accommodate growth to 4 892
• Lease commencement date: 1 April 2020
• Practical completion date: 1 February 2020 PA
