CSULA Building 12
Renovation
CSULA’s Building 12 was once the home of the University’s
Physical Sciences department. The 9-story building was built in
1972 and was partially in use at the ground floor and basement
levels. After the Physical Sciences moved to a new complex,
the initial plans to demolish the building were changed after
the University found that the interior of the building could be
renovated. The $70 million project will retain the building’s
structure and convert the 218,000 SF of interior space into
interim offices for CSULA’s Administration and Student Life
programs. This building will be designed Net Zero Ready, the PV
panels will be added some time after completion.
Background & Solutions
We’re designing the MEP, fire protection, AV and security
systems for the renovation. All of building’s existing interior
partitions, finishes and equipment will be demolished for a
complete interior redesign. Seismic, fire/life safety and building
systems replacements will exceed current Title 24 standards,
giving CSULA an efficient and comfortable space for its new
occupants. The building’s HVAC system will employ chilled
beam cooling, where water pipes are passed through a heat
exchanger “beam” with the beam chilling the air around it, that
air then becomes denser and falls to the floor.
