autumn. As we prepare to
turn the clocks back, it’s a
busy time in the Horton and
Garton office for sales and letting.
We have seen listings, viewings
and offers pick up since the schools
returned, which bodes well.
The challenge for buyers and tenants
is the perennial lack of choice, with a
shortage of stock keeping prices robust.
But with many estate agents
chasing the same clients, some highly
overpriced properties are being listed,
meaning an extended spell on the
market for many sellers, and voids for
landlords.
Time will tell if these clients will

year because of unrealistic agents. The
best results we have achieved this year
have been from listing accurately and
achieving multiple interest from the
outset.
It means we often achieve multiple
sealed bids and a final sale price above
clients’ expectations.
It’s good news for landlords as our
lettings team is very busy. For the first
time in a long time there is a shortage
of available properties to let, which is
forcing up average weekly rents.
We are witnessing higher demand
for one and two-bedroom flats and
have seen multiple offers and sealed
bidding for these properties, with prices
achieved above asking price.
So if you are considering selling or
renting now, or in 2016, do contact us.
We can advise and guide you through
the processes to gain you and your
property the best market price.
