o coin a football phrase, 2016’s
housing market is shaping up
as a tale of two halves. With the
Euros getting underway, and
magnificent tennis being served up –
on our doorstep at Queen’s Club and at
the game’s spiritual home, Wimbledon
– there’s plenty to distract us.
But as we wait for the uncertainty
surrounding the in/out vote on Europe
to pass, what’s been happening with
bricks and mortar?
The year got off to a record start
with the first three months witnessing
rapid property sales, especially flats, as
second-home buyers closed deals before
the 3% increase in stamp duty.
The central London sales
slowdown has had a
knock-on effect
Since Easter we have seen more
family houses listed for sale, and are
selling well despite reports of erratic
markets from other agents in central
west London and parts of Zone 2.

Lettings are also busy as landlords
skip voids while ensuring sensible
prices attract willing and able tenants.
Prices at the top end of the market
may have softened, but the real
demand is for Generation Rent and
young professional singles and couples.
Many agents have been caught
offside with overpricing. Some should
be red-carded for unprofessionalism!
