•It is common knowledge among local real estate agents that the
consumers, particularly the consumers relocating to Oklahoma want a
basement. People relocating from out of state are shocked to learn the
1500 sq foot advertised in the MLS does not include an additional 1500
sq ft (basement) to equal a total of 3000 sq ft.
•When I hear the shock in buyers voices relocating from out of state, I
know it’s going to be additional weeks of searching to get them over
the dumbfoundedness I hear in their voice; which is not quite believing
me that we don’t have basements in OK and the need to ensure I know
what I’m talking about. Basements are common throughout the US to
include our immediate neighboring states KS and CO where it’s
detrimental to property value not to have a basement. Much less, in
CO they have similar clay soils that we have in Oklahoma, and build
basements.
