Although mortgage rates have edged down, U. S. pending home sales were unchanged from the previous month, with contract activity remaining 0.9 % lower than a year ago, according to the National Association of REALTORS ®. Contract signings increased both monthover-month and year-over-year in the Northeast and South, while the Midwest and West posted declines. For the 12-month period spanning November 2024 through October 2025, Pending Sales in the Hilton Head Association of REALTORS ® region went up 7.4 percent overall. The price range with the largest pending sales gain was the $ 150,000 and Below range, where sales increased 16.5 percent.
The overall Median Sales Price went up 1.0 percent to $ 547,940. The property type with the largest gain was the Single-Family Homes segment, where prices rose 2.7 percent to $ 595,000. The price range that tended to sell the quickest was the $ 750,001 to $ 1,000,000 range at 69 days. The price range that tended to sell the slowest was the $ 150,000 and Below range at 111 days.

Market-wide, inventory levels was up 15.3 percent. The property type with the largest gain was the Condos segment, where the number of properties for sale increased 17.7 percent. That amounts to 4.0 months of inventory for Single-Family Homes and 5.6 months of inventory for Condos.
