Why eXp and Why Now
Contemplating how to step away from the administrative grind of ownership, Ford joined eXp Realty in 2023. A pivotal meeting with Steve Johnstone clarified how she could transition a sizable rental book while refocusing on what she loved most: selling and serving people.
At eXp, the model clicked: compliance handled by specialists like Andrew Thompson, a robust cloud-first toolkit for just R900 a month, and reporting systems( from REP to Propcon) that keeps her business at her fingertips. Culture sealed it: the collaboration she experienced at Build Africa 2024 stood in stark contrast to the secrecy she’ d seen elsewhere.

The Making of an ICON
Ford set a two-step goal: cap in year one, then cap and go ICON in year two. Mission accomplished. In a smaller centre like East London, the achievement carries special resonance. The path wasn’ t glamorous: seven days a week, early emails, late-night listing work, and unflinching consistency.
To cap at eXp means an agent has paid their annual company split; from then on, they earn 96 % of their commission( minus standard transaction fees) for the rest of their cap year.
Training from Stuart Hyslop pushed her back to basics, while an oldschool Excel tracker became her daily dashboard—“ I can see exactly how far I am from capping or ICON at any time.” Ford also tempers the roller-coaster of deals by celebrating only once a file hits the Deeds Office.
