The Market in Park City experienced consistent YOY revenue performance in 2024 vs 2023 , with a steady RevPAR of $ 136 . As a comparison , the Natural Retreats portfolio drove a $ 371 RevPAR in 2024 .
Seasonal Performances
Winter ( December – March )
Early 2024 started slowly compared to previous Winters . However , momentum picked up with increased snowfall later in the season . Again , Q4 — and December , specifically — experienced lower demand and ADRs . Some theories relate to how major Christmas and New Year ’ s fell in the middle of the week this year compared to the last two years . This , paired with less-than-favorable snow conditions and uncertainty stemming from the ski patrol strikes , delivered a slower December .
Summer ( June – August )
Summer also proved a solid revenue season , as visitors flocked for hiking , mountain biking , and events like the Park City Arts Festival . The Summer Market was slightly less volatile than Winter , though it didn ’ t drive nearly the same volume .
Fall ( September – November )
The Fall season — traditionally a slower period — showed signs of growth , much of it driven by leaf-peeping tourists , Fall festivals , and a growing interest in off-season deals . While Occupancy remained lower than Winter or Summer , it represented a profitable season for more last-minute booking windows and shorter stays among smaller homes .
