The Big Island is experiencing huge growth in
visitor arrivals and spending. For February, 2017,
year-to-date, visitor spending increased +20%
with the average daily census also increasing
+8.4% compared to 2016.
In 2016, Volcanoes National Park on the Big
Island saw 1,887,580 visitors which was the
highest count since 1984. The volcano is actively
erupting and continues to be one of the largest
tourist attractions in the state. As there are very
few hotel accommodations near the park, most
visitors will stay on the Kohala Coast.

Median home prices on the Kohala Coast of the
Big Island hit an average $525k in 2016, nearing
the median price record set a decade ago and
increasing 20% over the prior year.
Hawaii’s Big Island set a new January record in
(hotel) occupancy with a gain of 7.1 percentage
points to 81.2 percent, while average rates
