Project Challenges
• Carrying out a detailed survey on site to create a safe working access plan for replacement of the high level rainwater discharge pipe by using rope access only .
• Undertaking on site trials to evidence safe working methods proposed .
• Whilst carrying out trials , undertake surveys to determine material specification for the pipe replacement .
• Carry out replacement of high level rainwater pipe and renew pipe insulation - out of hours to minimise disruption .
• On completion of replacement , carry out hydraulic tests on new rainwater pipes to ensure effectiveness .
The project was completed at night to ensure that the risk posed to on site working and operations was minimised at all stages .
• Rigging , work positioning and removal of the internal high-level downpipe and reinstatement of the new section in one shift to ensure water tightness at all times .
• Completing the leak detection to determine the key points of water ingress .
• Understanding the levels of localised corrosion and condition of pipe structure to enable the relevant design and removal of corroded sections of pipe .
• Sourcing of new pipework that would fit into new casing .
• Utilise rope access techniques to make good any damaged cladding surrounding the new high level rainwater discharge pipe .
• Provide a completed and compliant scaffold design that will provide access to all levels of the water damaged staircase and areas to be worked on .
• Carry out structural surveys to ensure the floor structure surrounding the staircase can withstand the weight of the proposed scaffold design .
• Installation of scaffold to approved design , encapsulating entire scaffold to prevent spread of waste material .
• Replace or repair all water damaged areas , decoration , floors , alloy cladding and finishings . All blown or damaged plaster / plaster board replaced .
• Replace all damaged wood block flooring and replace with new inline with clients proposed design .
• On completion of repairs , remove encapsulation , strike scaffold and thoroughly clean the area .
