Milburn Magazine has featured more than a few private estates with wine cellars , billiards rooms , fitness centers and indoor kids ’ playgrounds . But what if someone wants the amenities , but not the estate ? Marshall Tycher , chairman of the Mack-Cali-owned Roseland Residential Trust , had that in mind when the company developed The Upton , anew rental apartment complex in Short Hills . Tycher says that within acouple months , over athird ofthe units were leased , mostly to buyers over 55 .

“ We wanted to satisfy that need for empty nesters who don ’ t want vertical living and don ’ twant to buy their apartment , but do want aluxurious lifestyle ,” hesays . He cites The Upton ’ s location next to the Short Hills Mall and overlooking the Canoe Brook Country Club golf course asanadditional draw . A240-key hotel is planned for the site as well ; 30 apartments are targeted for affordable housing .

The entry level of The Upton is given over to amenities , beginning with the “ living room ” area off the main lobby . A large , double-sided fireplace draws the eye and adds literal warmth to the space . The building ’ s billiards room , wine lounge with rentable wine lockers and room to seat six , and private dining room for 12 are located on this floor . “ Light stone materials make it feel reflective and welcoming ,” says Lisa DeLove , vice president of interior design for Roseland Residential Trust , of the lobby living room . The space wraps around to connect with the reception area , which has a custom leather-paneled wall and plants to softenthe effect of the tile and stone .
