THE SNOWDROP INN // PREMISES PARTICULARS

Bought by Dominic in 2010 , the Snowdrop Inn has transformed itself from a quiet , back street boozer into one of Lewes ’ best loved restaurants and Craft Ale houses .

Located at the end of an otherwise residential road near the high street in Lewes , the Snowdrop has a loyal customer base predominantly from the local neighbourhood and wider Lewes environs .

The nearest neighbours ( stage right ) are approx . 30 metes away from the pub building and divided by paved patio area , fenceline , trees and garden .

Inside , the ground floor public lounge features a 360 degree bar at its centre , seating for approx 40 diners and two spiral staircases leading up to the first floor dining room .

Leading off this is a passcode restricted entry door to the staff offices where bags and coats are stored , computers are based , book-keeping is done and the safe is located .

The cellar is located in a single storey outhouse in the grounds to the side of the pub and in here all alcohol , beer , gas and pump equipment is housed . There is no basement cellar at the Snowdrop .

A brick built two storey building , the Snowdrop sits adjacent to the pavement at the front and has small side areas with patio / garden furniture to either side . Both areas have open and unrestricted egress out to the open road restricted cul de sac

The rear of the building flanks the cliff wall so no access is available via the rear of the building . The building is detached with no neighbours to the front , rear or stage left of the building .

The kitchen is access directly off the public lounge from the rear of the room . The door between these areas provides the only access and egress for the kitchen .

The mens and womens toilets are also at the rear of the lounge , where a single door opens into a small internal hallway from which the men ’ s and women ’ s washrooms can be accessed .

Upstairs there is a large dining room which is opened for private events and at busy times such as Sunday lunchtimes and Christmas .

There are two fire exit external doors leading from the main bar lounge area . The first exits directly out

into the street from the front of the building and the second leads out to the open side patio and through onto the open road without impediment , fencing or gates .

The pub is the last building on the left hand side of a secured , gated cul de sac which is fenced by the fire brigade and can be accessed by them directly from the main road . The assembly point is located within this secured area ( see EAP for further details )
