CCC President ’ s Corner

We have accomplished a lot these last four years

Hello everyone . I decided to not run for another term , so I will be leaving the Charbonneau Board of Directors at the close of
NEWBORE our annual meeting on May 17 .
I have been on the board three months short of four years . Much has happened during this time : a new Pavilion was constructed , a new clubhouse we call the Activity Center was constructed , all of the shares of the company that owns the golf course were acquired by the Charbonneau Country Club , courts ruled against expansion of the airport , the CCC bought the boathouse and leased it to the Clackamas County Sheriff ’ s Office , the RV lot was repaved , pickleball was added to the newly named Sports Center , our bylaws were updated to reflect today ’ s electronic world , and Lux Sucre , Gather + Give , and the Market Cafe filled a food void and helped to energize the village . Currently in the permitting process are a building over the outdoor tennis courts , a rebuild of the marina , improvements to Edith Green Park and improvements to our old clubhouse . In other words , by the time another year passes , all major CCC assets will have been upgraded .
Before I joined the board , I set some accomplishment goals for my tenure as a director and , in my second
Villager column after becoming president , I shared my goals for my time on the board . I had three A goals , three B goals , and two C goals . I ’ ll next grade the level of accomplishment of those goals .
First , the disclaimer : Some of these I was deeply involved in , some I had no involvement with and some I was only tangentially involved in . All of them involved many good people , working together . The important thing to me is not my involvement , but rather the progress made toward accomplishing those goals .
The A Goals
� Stop the Aurora Airport expansion — Grade : C . Courts ruled against the airport , but the airport could start on a new plan , follow the land use laws and may or may not be successful .
� Merge the golf course — Grade : A . This was done and CCC owns all the shares of Charbonneau Golf Club , Inc .
� Build a new clubhouse — Grade : A . The new Activity Center is open .
The B Goals
� Increase clubhouse attendance by 20 % — Grade : A . While we do not have any statistics yet on the Activity Center , our two clubhouses are so much busier than the old clubhouse alone . We have easily surpassed this goal .
� Raise $ 162,700 ($ 100 per dwelling unit ) in new non-dues revenue — Grade : D . I was somewhat naive when I joined the board and set this goal . Nevertheless , we are now raising $ 114,000 more annually in non-dues revenue than when I started on the board .
� Reinvigorate the village — Grade : B . The village is noticeably so much busier now than it was four years ago . With the increase of people using Lux ,
Gather + Give , pickleball , more golf rounds and more usage of the Activity Center , there are many more people in the village now on a daily basis .
The C Goals
� Increase non-golfer use of the golf course — Grade : C Outside of walking on the Red Course during the winter months and more restaurant usage , not a lot of other significant usages have been developed for residents who don ’ t golf . Nevertheless , having the golf course run through our community adds beauty , ambiance and considerable value to our community and our property values .
� Improve turn ambiance — Grade : B . The remodel of the newly-named Market Café significantly improved the ambiance and food experience of the restaurant versus that of the old Turn .
Lastly , John McLain has announced his retirement from the CCC Board . We will be filling the two partial board terms of John and the late Steve Switzer in June . Interested applicants need to apply by 5 p . m . May 19 . Please see the advertisement later in this edition .
This is my last President ’ s Column and I hope they have kept you informed about Charbonneau happenings and that you have enjoyed my column . I thank all the Charbonneau residents I ’ ve met who have offered suggestions and I have valued your input . I also want to thank the staff for their support of the board and the residents of Charbonneau , and thank the other board members for their wonderful support . It has been my honor to serve on the board . I leave you with a quote that has been on my desk for at least the past 25 years : “ It is not what you say or hope or wish or intend , but only what you do that counts . Your choices tell you unerringly who you really are .”

Hopefully you have your tickets for Friday , May 5 at the Activity Center ! If not , check at the front desk . Claudia may still have a few left .
We are getting closer , friends ! Again , thank you so much to all who have worked hard and / or generously donated to this awesome community grassroots project . We hope to reach the goal by mid-June . Fundraising events continue and we have enjoyed seeing everyone at past get-togethers . Let ’ s do this .
Plan to attend the June 12 Golf Scramble at the golf course . Chris Bensel has a fun day planned for you .
One of the ways you might want to contribute would be to buy the installation of the statue for $ 1,500 or for maintenance , which is $ 500 per year for one or multiple years . This would be huge .
We have a volunteer professional auctioneer who will preside over the event . If you wish to donate time shares , condos , trips or other exciting events ,

We hope to bring Sacajawea and Son sculpture to the community .
