The main objective of the energy requalification of a building is to reduce consumption and to maintain a level of comfort within the spaces appropriate to the activity carried out therein , guaranteeing the well-being of those who live or work there . In short , consumption reduction is achieved by reducing the energy required for lighting and motive power , and by increasing the efficiency of the systems for producing , distributing and delivering the energy needed to air-condition the building . In order for an energy refurbishment project to be effective , it is therefore necessary to analyse in advance a wide range of structural and technical areas , as well as aspects relating to the management , regulation , control and monitoring of operating values . The energy footprint of a single building is in fact influenced by a mix of variable factors . For a

given energy indicator , a building may have a consumption component linked to a more or less efficient production system , to a more or less efficient building characterisation , to the presence of highly energy intensive areas , to the presence of inefficiencies in distribution , to the absence of recovery systems or to the poor quality of lighting systems . In addition to structural measures to reduce energy demand and the introduction of renewable energy systems , it is therefore important to provide for measures to maximise the efficiency of heat production , distribution , supply and control systems , so that the gap between energy demand and consumption is as small as possible . Furthermore , lighting systems should be optimised with the introduction of high quality luminaires – which guarantee high levels of comfort and a significant reduction in energy consumption – and the installation of management and monitoring systems that make energy saving no longer dependent on the behaviour of the occupants ( e . g . presence detectors , automatic adjustment of climatic conditions , etc .). The adoption of suitable measuring instruments and systems for monitoring consumption and load profiles makes it possible to draw up energy balances based on objective data , to verify the effectiveness and efficiency of the implemented actions , and to set up and maintain historical consumption archives . These tools , based on smart technology , allow for a more immediate involvement of individual users of the energy systems , making them aware , with direct messages , periodic information or specific alerts , of the overall trend in consumption and the effect of their own behaviour .
