A fourth generation Southern Californian and Vietnam veteran , Steve Games has been an innovator and a motivator in residential real estate sales for over 35 years . He obtained his real estate broker ’ s license in 1975 , followed quickly by a position as sales manager at San Diego Country Estates for Watt Industries . He stayed with Watt , one of the nations ’ foremost homebuilders , for 9 years , advancing to the position of Vice President , Sales and Marketing , San Diego County . During this time , he pioneered new marketing approaches to subdivision sales , culminating in the 100 % pre-sale of The Landing in Coronado , CA , a 96-unit condominium project , in 1984 . He received several SAM ( sales and marketing ) awards from the BIA during his tenure at Watt and was a recognized national motivational speaker .
In 1985 , Games and his business partner , Nyda Jones-Church , founded Pickford Realty , Inc ., a small independent brokerage in Rancho Santa Fe , CA . This tight team ( literally 5 agents in one room !) progressed from zero to 67 % market share in the Fairbanks Ranch community in less than 2 years , taking the dominant position away from Fairbanks Ranch Realty , the developer ’ s representative . In 1988 , Games and Jones-Church decided to buy one of the original franchises of Prudential Real Estate Affiliates and a stunning evolution began . Growth in agent count rose 395 % in the first year of the franchise relationship and never stopped .
In the next 7 years , they acquired more than two dozen competitors and took over the number one market position in San Diego . Additional acquisitions to the north and east created a footprint that covered South California and , at its height in 2006 , had over 5,000 licensed real estate agents , over 800 employees and 5 ancillary business subsidiaries .
Top annual real estate sales volume was approximately $ 30 billion , along with a mortgage volume of $ 4 billion and a robust title and escrow business . Games and Jones-Church sold Prudential California Realty to HomeServices of America , a subsidiary of Berkshire Hathaway , in 2002 .
Games ’ much anticipated return to the residential real estate market wasannounced in June of 2012 when he and Jones- Church joined forces with Brian Arrington and Pacific Sotheby ’ s International Realty . In his role as the company ’ s Chairman of the Board , Games , who is involved in all aspects of management , recruiting and marketing , has helped to dramatically increase Pacific Sotheby ’ s International Realty ’ s sales force and market share in the San Diego region . The company had a staggering 115 % increase in market share from 2012 to 2013 , and a phenomenal jump of 57.65 % from 2013 to 2014 , and a 31.1 % increase from 2014 to 2015 .
Games was recognized as one of San Diego Magazine ’ s 50 People to Watch in 2013 and , under his leadership , Pacific Sotheby ’ s International Realty was ranked # 8 on the San Diego Business Journal ’ s 2015 list of the 100 Fastest-Growing Private Companies in San Diego County , and # 43 on the 2016 REAL Trends list of the top 500 residential real estate brokerage firms in the country ( by sales volume ).
