Presentation When we say presentation, we are referring to how your home comes across to buyers when they browse online or walk through the home for the first time. Having great visibility and right pricing of your home will help drive buyers to schedule showings. But if the presentation of your home is not the best it could be it will cost homeowners dearly with time on the market and the final price they achieve for the home. Which is why presentation is core piece of the Listing Triangle. Here are Six Reasons Why Buyers Need the Presentation of Your Home to Be Amazing: 1. Buyers believe they can see potential , but experience has proven they only see problems. Buyers think they have good vision for a home’s potential. Then they’ll look at a home that is dirty or dark, they’ll get distracted by the owner’s stuff piled in a closet, and they’ll notice the funky pet smell. They will be significantly impacted by distractions that are easy to fix—the right buyer may dismiss the house because of it. Or if they do make an offer it will be far lower than would it could have been. 2. Buyers are viewing hundreds of homes online before viewing one in person. Not only does the presentation need to be perfect when they tour the house, it needs to be perfect well before that. Buyers will view online listings, and the one that has dark photos and doesn’t capture what’s unique about the house will be dismissed. The online presentation has to be great enough to capture the buyer’s attention, and in person the home needs to show immaculately. That will net the most money for the seller. 3. Buyers like a very clean house. When buyers see a home that’s dirty or even just mildly messy in certain areas, they don’t get excited about the idea of living there. In fact, they become uncomfortable as they look through the house, because they feel they’re invading someone else’s home—so they often just want to move on. However, if the home looks and feels like a model/staged home ready for them, they’ll start to picture themselves in that space. Therefore, homeowners should give their house a deep clean or hire a professional to do a thorough cleaning before it is listed. A buyer is going to walk through and see all the little things you may not even notice anymore. A professional cleaner can come through with fresh eyes and see everything that needs to be cleaned, like dust built up on the baseboards and cobwebs on the ceiling.
