“From casual coffee drinkers to the most serious aficionados, from longtime neighborhood residents to newcomers, there’s something at Tierra Mia for everyone, Romero believes” (Silva, 2015). With over 31.3 million Hispanic coffee consumers in the U.S., DTSC opens its doors to a Latin-themed coffee shop that will mitigate the existing gap in Lincoln Heights’ coffee market (NCS/NHCS, 2014). The demand for premium coffee consumption habits, 46%, will continuously generate and maintain a steady flow of consumer driven business at the Lincoln Heights Tierra Mia location.

Amazon

After conducting extensive research on the neighborhood demographics and considering the growing but unmet needs of the 29,000 daytime population, we have recognized the existing technological retail gap in Lincoln Heights. With this in mind we sought the specialty store that currently accounts for 50% of all US e-commerce revenue that has focused on materializing into pop-up stores throughout the U.S. (Dennis, 2018). Furthermore, with an overriding digitally-savvy user population that exceeds the average of other ethnic market internet consumption on smartphones by 2.1 hours a week to access platforms including Amazon and of which 50% utilize online platforms to interact with brands, we will facilitate entry of the tech market with a 500 square foot Amazon pop-up store (Morse, 2018).

Per ICSC; Oxford Economics, an employment butterfly effect takes place in U.S. retail real estate where 67 jobs throughout the community are spurred as a direct result of 100 individuals directly employed at a retail.

Kaiser Mini Clinic

A partnership between Kaiser, the largest integrated healthcare system, and CVS has merged to support the launch of the minute clinics. Our neighboring anchor tenant, CVS, conveniently located no more than a 4 minute walk away from our Kaiser clinic will create a synergy market between the two that will address and meet the health concerns for our veteran population and the surrounding community. This community centered healthcare system has not only made a $200 million dollar contribution, but press release made public that Kaiser Permanente is directly involved in the Mayor’s and CEO’s U.S. Housing Investment and are calling it a “first-of-its-kind coalition comprised of local government officials and business leaders working to advance key federal housing priorities” (Press Release, 2018). Furthermore, Kaiser implements strategies that concentrates its attention to veterans. In an interview with Darryl C. Hunter, MD, Kaiser Permanente Radiation Oncology, North Valley Sacramento; colonel, U.S. Air Force Reserves; associate clinical professor, University of California, Davis School of Medicine; and president, Kaiser Permanente Veterans Association, California Chapter, he stated, “The most rewarding, but also heartbreaking, aspect of treating veterans is to discover that we are providing the first “welcome home” for some of our veterans.” (Kaiser, 2015).
