Rs 20,000 and Rs 40,000 capture 46%
of leads, followed by those between
Rs 40,000 and Rs 60,000 at 30%.
A clear increase of the average rent
proposed for the high-end segment, of
more than Rs 80,000, since 2016 can
be observed.
In 2018, half of the 3-bedroom villas
are listed at a rent price of less than
Rs 40,000, the lowest quarter under Rs
32,000 and the highest quarter above
Rs 45,000.
France (36%) remains the first ranked
country in terms of demand, followed
by South Africa (20%) and the United
Kingdom (12%). The three most
searched properties are a 3-bedroom
house in Pointe d’Esny followed
by 3 bedrooms in Blue Bay and a
3-bedroom house in Mahebourg.

For apartments and penthouses,
supply nears 50 listings in 2018.
Demand is growing constantly, with
around 90,000 searches in 2018.
Nearly 50 leads have been generated
by LexpressProperty.com last year.
51% of listed apartments have 3
bedrooms, 42% have 2 bedrooms. In
terms of demand, 69% of leads are for 3
bedrooms, and 24% towards 2-bedroom
apartments. 72% of those apartments
are proposed without a pool.
33% of apartments are listed
between Rs 60,000 and Rs80,000,
23% between Rs 20,000 and Rs
40,000. In terms of demand, 29%
of leads are for listings between Rs
20,000 and Rs 40,000, 29% between
Rs 60,000 and Rs 80,000.
Half of the 3-bedroom apartments are
for rent under Rs 70,000, the lowest
quarter under Rs 50,000, the highest
quarter above Rs 75,000. In 2018,
leads from abroad were mainly from
South Africa, France and Canada. The
three most searched properties are
a 3-bedroom apartment in Blue Bay,
followed by a 3-bedroom apartment
in Pointe d’Esny and a 2-bedroom
apartment in Blue Bay.
