SCOPE AND LIMITS
Scope:
LexpressProperty Trends is so far,
the most signifi cant analytical source
regarding the qualitative evolution of
property demand and supply, within the
3 main real estate segments in Mauritius,
namely:
• Sale of properties exclusively to
Mauritians
• Sale of properties accessible to
foreigners (IRS, RES, PDS)
terms of absolute value. However,
these limitations do not prevent from
eff ectively studying trends in the
evolution of property demand and
supply (types of properties featured
and types of properties searched for).
A comparative study has been carried
out on LexpressProperty.com, between
the general data of the website and the
individually-analysed data of a couple
of agencies.
Hence, this analysis confi rms the general
trends observed in the barometer.
This is indeed the main contribution of
LexpressProperty Trends in Mauritius.
Such a property barometer cannot
replace a comprehensive statistical
study of completed transactions. In
fact, as far as prices are concerned,
an analysis of commercialised adverts
shows the market entry price rather than
the price of completed transactions.
Furthermore, the existence of duplicate
adverts (adverts from diff erent agencies
for the same property), leads to an
overestimation of volume data, in

(monthly and yearly) number of active
