en years ago, when Delphine
Taylor and La Sentinelle decided
to launch LexpressProperty.com,
the real estate market was undergoing
its fi rst organisational phase.
Ten years later, this market is still
expanding, with a wide array of pro-
ducts off erings including houses
and apartments for the local market,
and through several advantageous
investment schemes for foreigners (IRS,
RES, PDS, Smart City and G+2).
This dynamic nature of the real estate
market revolves around major pillars
which have turned Mauritius into an
attractive and exceptional destination
to live and invest: a tropical setting, with
a unique lifestyle; political stability; a
booming economy; an advantageous
tax system; a stable currency, and world-
class infrastructures (roads, health,
education...) and quality standards.
There
are,
nonetheless,
many
challenges in terms of urbanisation

and environmental policies. These key
points have been considered in some
ongoing and upcoming projects in view
of promoting Mauritius as a benchmark.
Being a major player in the real estate
market for 10 years as the fi rst property
portal of Mauritius (featuring about
200,000 monthly visits to this day),
LexpressProperty.com would like to
off er, through this guide, an overview of
the Mauritian property market evolution.
To do so, supply and demand of the
products’ market entry on its website
(properties available for sale and for
rent) between 2014 and 2018 have been
analysed.
Finally, this property barometer aims at
shedding a light on the characteristics
of this complex market – on the current
