When looking for a maintenance or service provider Leland looks for vendors that are licensed, insured, responsive,
knowledgeable, honest and financially stable. They should also be familiar with the unique needs and decision making process of
community Associations.
Many vendors lack one or more of these important traits which can lead to delays, extra work and inconsistent results. Due to these
challenges Leland received requests from clients and community managers to develop an “in house” maintenance and service
capability.
In response to this the owners of Leland acquired Alden Contracting and Services in 2015. Alden operates as Leland’s “in-house”
maintenance and service division but remains a separate company that continues to perform work for other communities and clients
not associated with Leland. Alden maintains all appropriate insurances and maintains a General Contractors License that allows it to
preform anything from the smallest maintenance tasks to large construction and renovation projects.
Alden is operated under the same high level of ethical and service standards that have contributed to Leland’s reputation and
growth. Leland Senior Staff are responsible for the coordination of Alden’s activities with Leland CAMs and communities.
Alden personnel understand the importance of their relationships with our communities and the long term perspective required in
their decision making and work. Further they are trained to be alert for any other issues or needs they may encounter while
performing their duties. They act as additional eyes and resources to help Leland be more responsive and proactive with
maintenance and service needs. This structure helps to ensure that those performing work also have the adequate resources and
financial stability to live up to their responsibilities.
Following are some of the services that Alden provides: Monthly Maintenance Programs, Roof Inspections and Gutter Repairs,
Cleaning services, Construction and Repairs, Pet station emptying and restocking, Power washing, Walkway grinding, Painting,
Construction and Repairs, LED and Cost Savings .
Legislative Update- Short Term Rentals
A major threat to the quality of life so many enjoy continues to be the proliferation of unregulated short term rental operators in
our communities and neighborhoods.
For the last three years, the Florida Legislature has attempted to remove your right as a Community Association and a
homeowner to regulate or prohibit short term rentals through your duly established rules and by-laws.
We believe your community has a legal right regulate or prohibit short term rentals and Leland Management, as a member of the
CEOMC, has been working together with other management companies on your behalf in Tallahassee to fight these current
bills and introduce legislation that will help community associations control the growing problem of commercial short-term
