The Times They Are a‘ Changin’ ~ Bob Dylan. OK, I may be dating myself, but in my defense, I was a young child at the time this song was introduced!
In times of change, especially with the LBI market, it is important to not only recognize the changes coming, but you also need to be able to gain an understanding‘ of and how to’ effectively mesh your goals with those changes. Real Estate is never static; however, at times it moves at an even faster pace and / or sometimes a different path completely. And a lot is happening right now.
Sand Dollar has always believed an‘ educated client is a lasting client’ so we have and will continue to research and analyze to bring to you in-depth programs, booklets and seminars to educate you to everything about LBI- with complete honesty and transparency. The Good, The Bad and The Ugly( 1966) Sorry.
There’ s a whole‘ lot of stuff’ that goes into having a successful sale. It’ s not just about‘ Opening Doors’ or putting up a‘ SOLD Sign’. Sand Dollar excels at all‘ that stuff’ in between. We could show you a bunch of our sold homes in this space( actually there isn’ t enough space since we have been in business since 1983); instead, we rather offer you a way to learn about the nuances of the LBI market and how your parameters align with this market. Give you an opportunity to get to know us and us you. Then you can decide if we have a beneficial business relationship to explore further. Most importantly, we offer you the opportunity to ask your questions. By listening and understanding your goals, we can educate you in making informed decisions and help design a strategy towards making your real estate endeavors successful- now and into the future.

LBI MarkeTrends( Jan to July)
Overall, the LBI market continues to show resilience. Number of units sold may lag behind previous year’ s numbers; however, Average Sales Price continues to climb. This is partially due to the low inventory numbers and continued buyer interest. Buyers may be more circumspect, but at the right price they still desire a home on LBI. We occasionally see multiple bids. Recently, we have seen an increase in new homes coming on the market. Year to date, total inventory is ahead of 2025, if this trend continues, we may see a more balanced market come into play.
