2. Opportunity for investors
The redevelopment of Folkestone Harbour and Sefront
offers a unique opportunity to develop a high quality
mixed use development, in a prominent location on the
South Coast, that is less an hour from London via high
speed rail services linking Folkestone to London to St
Pancras.
The planning permission for the site allows for the
development of up to 1000 residential units, a mix of
commercial floorspace totalling 10,000 sq.m. as well as
place shaping and value enhancing complimentrary
facilities including seasports and beach sports facilities and

3. Detail
The ambition for Folkestone Seafront is to re-establish a
vibrant seafront quarter for Folkestone with a dynamic
harbour area through the provision of a mix of leisure and
residential uses.
It is intended that the seafront will become a place to live
and work with high quality residential accommodation
and a mix of leisure and entertainment facilities offering
a unique coastal setting for sports, arts and recreation
attractions.
As such the development offers a unique investment
opportunity whereby the overall quality of the
development, its location (Folkestone to London less
than an hour on HS1) and the mix of uses proposed has
the potential to greatly enhance the sale/rental values
associated with the scheme and therefore the financial
return to an investor. Values are further enhanced by
the presence of the neighbouring Creative Quarter and
Folkestone Coastal Park .
