“You can get a well-priced property in Hillsborough and
there is a good, strong rental market all year-round”
> It boasts five excellent traditional pubs,
restaurants, a brewery and a heritage
museum.
Simon Tillyer, co-director at Shefflets,
said: “This is the place where everyone
wants to be. And this is a great time to
invest. There are plenty of flats for sale and
plans for more building are going ahead –
soon this area will be booming.
“Sheffield never really matched the
likes of Leeds and Manchester in terms of
investment before the recession so there is
now a massive shortage of good city centre
apartments. At certain times of the year
Sheffield apartments can let within hours.”
According to Simon, a two-bedroom
apartment in Kelham Island sells for
between £100,000-£160,000 and attracts
rents of up to £800 per month.
Nether Edge and Sharrow Vale
Just a 10-minute drive from the city centre,
these areas are ideal locations for young
professionals and students.
Absolutely jam-packed with pubs and
bars, restaurants and trendy shops, they
offer a mixture of converted houses, flats
and apartments built around terraced
streets.
“It’s important to make sure you get
the right street,” said Simon. “You need
to speak with someone who knows about
what you are buying.
“But there are some really great

properties in this part of the city and it’s
well connected to the centre.”
Three-bedroom terraced houses sell for
between £160,000-£180,000 here and see
rental incomes of between £800-£900 per
month.
Hillsborough, Woodseats and
Heeley
If you are in the family way and looking
for a quieter life Hillsborough has the
best of both worlds. Just 15 minutes’ drive
to the city centre in one direction and
the Peak District in the other, it offers a
bustling town centre, supermarkets, DIY
stores, a choice of two primary schools and
it is served by the Supertram.
“You can get a well-priced property in
Hillsborough and there is a good, strong
rental market all year-round,” said Simon.
“Also, Heeley and Woodseats on the
other side of the city have good links with
the city centre and reasonably priced
houses with plenty of shops, school s and
supermarkets.”
A three-bedroom semi-detached house
in Hillsborough will set you back about
£140,000 and can be rented for between
£600-£700 per month.
