For a long time the only legal requirement for landlords was to ensure their properties had safe electric works, with no enforcement of any
particular testing criteria. This has lead to landlords being left vulnerable and many landlords, including those on our Full Management
service, have opted to carry out an EICR test as necessary to ensure they are protected.
In January 2019, the Ministry of Housing, Communities and Local Government (MHCLG) announced that mandatory five-year electrical
installation checks on private rented housing in England will be introduced in a phased approach. Whilst the implementation date has
not yet been confirmed, MHCLG has stated its intention to introduce legislation as soon as parliamentary time allows.

All properties on our Full Management package will already have a valid electrical installation condition report (EICR) and will not need
to replace it until five years have passed since it was issued.
