REPORT FROM ASSESSMENT & TAXATION

The Assessment & Taxation department prepares , communicates and defends property and business assessments across the County .
We encourage all property owners in Lac Ste . Anne County to contact the Assessment & Taxation department to confirm that all property assessment information and mailing addresses are current and correct .
2017 ASSESSMENT FOCUS One of the main functions of the Assessment & Taxation department is the re-inspection cycle . The County currently uses a five-year inspection cycle to ensure that assessment information is the most accurate and fair for all stakeholders . In 2017 , the Assessment department will begin a new re-inspection cycle that will result in a review of every property in the County . County Assessors will begin this cycle on the east side of the County , working its way west . Updates to the Townships the Assessors will be working in will be posted in the Assessment & Taxation section of the County website .
DATA COLLECTION AND INSPECTIONS Before an assessment can be prepared , property data must be collected . Accurate and complete property records lead to more accurate assessed values . The more accurate the assessed values , the more equitable the entire assessment system becomes .
Detailed information about each property is gathered by making on-site visits , or by corresponding with the owner of the property . Information collected by the assessor in the assessment process is also available from other sources , including Alberta Land Titles , real estate Multiple Listing Services , and financial institutions .
An inspection is conducted so that all characteristics of the property that affect the assessment are considered when the Assessor determines the property ’ s value . All newly constructed properties require an inspection . Likewise , existing properties need to be reviewed from time to time to ensure the information that is used to create the property ’ s assessment remains accurate . During an on-site inspection , the Assessor will first explain the purpose of the visit , and request permission to carry out the inspection . The Assessor will observe , record , and verify relevant physical details of the property . This may include both an interior and exterior inspection .
TAXATION The annual Property Tax & Assessment Notice is usually mailed the first week of May with payment due by June 30 of the same year . The County offers a monthly tax payment program . To qualify for enrollment within this program , landowners must ensure that their tax account is paid in full by December 31 . January 31 is the deadline for application for the monthly Pre-Authorized Payment Plan . Please contact the Tax department for additional information if you are interested or wish to enroll .

Forms include : Farm Declaration Form ; Sales Verification Form ; Tax Pre-Payment Plan ( T . P . P . P .) Signup ; and Assessment Appeal Form . The website also includes a detailed overview of Assessment & Taxation functions and how we interact with County residents and businesses .
