At my open houses, people tend to congregate in
the kitchen. If you’re on a limited budget, focus on
modernizing as opposed to gutting and
renovating. Paint or replace your cabinet doors,
purchase new appliances, update the light fixture,
faucet and sink or install new countertops and
flooring. Finish off with a fresh coat of paint and
ensure the room is spotless and free from
clutter. Just before that first open house, bake a

A proper electrical plan is crucial to creating
a fully functional kitchen. Each appliance
requires dedicated feeds and different
gauges of wire. Built-in appliances such as
built-in vacuum systems should be
considered as well.
Lighting is also important, both to highlight
the features of the kitchen and provide a
safe working environment. Since the kitchen
is often used as a space to entertain, accent
lighting and dimmers should be included,
allowing you to create mood lighting as
needed. Another consideration that is
growing in popularity is home automation.
